"Commercial Group Investing and Disposition" is a highly specialized commercial/investment practitioner's guide to decision making strategies in the disposition of commercial and investment real estate. The course provides alternatives to the individual ownership of commercial and investment real estate, including group investing. Groups can be formed with as few as two and as many as several thousand investors. It is important for a real estate broker to be aware of the many facets of group ownership in order to protect the investors. This course covers: tax classification of assets, applying passive loss rules, netting gains and losses, IRC Section 1031 highlights, recognizing when it is better to sell than exchange, investment base, installment sales, citations, investing in a group, legal entities used to form group investments, security regulations, private placement memorandum for real estate securities, steps to take in forming your first group, closing out the group, compensation to the promoter. This is a 16-hour online course, worth 16 hours of continuing education credit towards your real estate license renewal. Tuition is $140.

"Fundamentals of Commercial Real Estate" is written for real estate brokers who are interested in exploring the possibility of entering commercial real estate, or are new to the practices of commercial real estate and need basic information. This course is also helpful for commercial brokers who want to obtain their CE credits in the area of commercial real estate. Topics covered in this course include: commercial and investment real estate compared to personal use real estate, types of properties and the basis of demand for each type of property, price and value in commercial and investment real estate, an broker's activities in commercial and investment real estate, understanding an investment in commercial and investment real estate, common financial rules of thumb found in commercial and investment real estate, forms of group ownership in commercial and investment real estate, financing concepts in commercial and investment real estate, and before-tax cash flow analysis in commercial and investment real estate.
